Fruit Haven 9 (FH9) is a 29.2 hectare farmland, next to Fruit Haven 8 and Fruit Haven 7, on top of the mountain ridge past Fruit Haven 3. It is ideal for people who prefer remoteness and don’t mind a 20-30 minute ATV drive on Fruit Haven Road to arrive at the property. We plan to install internet, running water, and solar power in the community area. We will extend the Fruit Haven private road to reach this property. There are large streams running along the north and south boundary, with waterfalls and good bathing spots.
To live at this property it would be best to have a personal vehicle like a quad. We can easily find 200-250cc quad ATVs for Fruit Haven owners. Used they can cost around $2000-$4000 depending on brand, condition, and accessories. We can also source used pickups, jeeps, and 4×4 ATVs/UTVs. Keep in mind that it will be at least 2 years before our private Fruit Haven road can be connected out to a main road so once we bring these vehicles here they are for internal farm use only.
Elevation and Climate
The elevation is 1000-1100m elevation on average. We are 3 degrees from the equator. This results in annual average daytime temps of around 24-28 and nighttime of 16-20. Tropical fruits that will grow well here: Jackfruit, mangosteen, banana, papaya, white sapote, mysore raspberry, citrus, durio graveolens and zibethinus hybrid, mangifera odorata and mangifera caesia, lychee, and many others.
The elevation on Fruit Haven 9 is just a bit too high for durio zibethinus / other lowland durians, and marang, for example. People who want to grow these fruits may wish to check out Fruit Haven 4 at 760-850m elevation.

Property Development Budget
The property development budget (click to read) is included in the share cost when you purchase a lot. It includes over $100k of essential community infrastructure such as a water system, private road, community area, and more.

Here you can see that our dirt access road extends to the southern boundary of FH3, then it changes to a dashed line (walking path) for about 700 meters before reaching the FH9 property. As shares are sold, the development funds will allow us to continue the road.
Land Available
FH9 Lots 35-41
Lots 35, 36, 37, 38, 39, 40, and 41 of Fruit Haven are the first block of lots for sale, at a steep discount to encourage initial development. Stay tuned to this page for details.
Cost: $3400 per lot, plus closing costs. This lot is being sold jointly by the FH9 seed investors. The closing costs will be $800 for a single lot (discount if multiple lots purchased simultaneously.)

Lots 37-41 are located adjacent to the planned FH9 community area (not developed yet.)
The planned access to these lots is via a dirt road from the walking bridge in Chuchumbleza. You can drive up through FH2 or FH4 on the Fruit Haven private road, through FH3 and FH7, finally arriving at FH9. Expect this to be a 25 minute drive on an ATV, motorcycle, jeep, etc.
The CURRENT access (until we sell enough lots to afford the road extension) is a 15 minute drive from the bridge up to 400 meters past the Fruit Haven 3 community area. Then, it is a 20-30 minute walk to arrive at these FH9 lots.
Lots 37-41 can be hooked up to the FH9 community water system, once it is constructed. Rights to hook up to the system are free, but actual hookup (a line connected to the FH4 main waterline) will be the responsibility of the lot owner.
A 1/2″ HDPE line can provide enough pressurized water for shower, hose, sinks, etc. You can hookup a larger volume waterline for additional cost.
As of December 2021, the FH9 water system has not been installed yet. We plan to install the water system once the access road is completed.
We recommend installing solar electric (with optional backup generator) in off-grid homesteads at Fruit Haven.
This property is very far from the grid, so installing a powerline would be prohibitively expensive.
You can install internet via broadband antenna on these lots for $150. The typical monthly plan is 6MBPS up/down for $30/month. Higher speeds are available. Shared connections are an option.
Within 1-2 years we hope to install fiberoptic internet available to all Fruit Haven lots.
Lots 35-41 are mostly flat and have some gentle/usable slopes. The only exception would be by the streams where you can expect a steeper bit of land going down to teh stream.
The land is mostly covered in brush and secondary forest.
You must allow a water hose to cross your lot for the FH9 community water system. You can choose to bury it if it is not already buried.

Save our stream, end the gold mining!
Mining is an important industry without which we would have none of the modern luxuries we enjoy. However, having somebody mine on your land without your permission is not the best way to go about it. On the Fruit Haven 9 property, a small group of people from a nearby neighborhood have been panning for gold in a stream, and using pumps to wash away the stream bed to sluice for gold.
This is on the far west end of the property, 30 minutes walk from the current lots for sale. In the future we hope to end this mining operation. The neighbors make very little money, perhaps $5 per day per person, mining gold there. As development increases on FH9 we hope to offer them alternate employment so they can earn much more money and not be mining on our stream. Know that buying land in FH9 will help provide an alternative income for these people, and will save the streamside ecology from additional erosion.
We can’t complain much about the impact, because they aren’t using chemicals, and the activity leaves a wide area of bedrock (where it used to be a narrow muddy stream) which might be cool for sunbathing in the future. Still, it’s not an ideal activity to have going on up there and we hope to do what we can to help the miners find better income sources.
