A 5% share of Fruit Haven 1 is for sale, that is tied to FH1 Lot 22, a 0.5 hectare / 1.24 acre homestead lot. The asking price is $22,000 USD (plus closing costs, see below.) Send us an email at fruithaven@protonmail.com if you are interested.

Access and Terrain

Lot 22 is located a 2 minute drive (motorcycle/quad) or 10 minute walk from the walking/motorcycle bridge in Chuchumbleza that crosses the Rio Zamora, and is only a 5 minute walk from the Fruit Haven 1 community area.

You can arrive via motorcycle, in the future there will be vehicle access from the main road. There is a driveway that allows you to drive along the back of the lot. In the future when there is a connection to the public road, you can arrive via pickup truck or jeep.

The lot is all flat, then a small hill going right up to the public path/road which in the future will be a 1-lane rural gravel road. There is a stream nearby that flows year round. The back end of the lot is a few meters from the Rio Zamora.

Food Forest

Lot 22 is almost totally filled with a mature forest of fruit trees that we planted about 5 years ago. It has 8 producing marang trees, dozens of rollinia, dozens of namwa and orinoco bananas, plantain, cacao, cupuasu, grafted bell and kari starfruit, rambutan, abiu, jelly palm, coconut, grafted “oblong” black sapote, and more.

The forest is well-designed following permaculture principles, with alternating rows of chop-and-drop biomass plants such as ice cream bean, flemingia, and mexican sunflower. There are large areas with pinto peanut ground cover. It is well-cared for and the trees are pruned and maintained.

Utilities

There is running water hooked up with a spigot. The pressure and volume is sufficient for sinks, shower, etc and agricultural use.

There is no electricity installed as there are no structures, but there is a powerline going right by the side of the lot. Internet could be installed here very easily.

There is cell phone signal on this lot, but no 3G, 4G, or 5G. Very weak pre-3G data signal at times.

Closing Costs

The closing costs will be $1000. Read more on closing costs.

This covers all government fees, sales taxes, registration, as well as the agent’s fee for carrying out the sale. There are two things it does not cover: (1) Your signing, sending, or possible translation of your power of attorney document, as these costs can vary depending on your situation. (2) Any money transfer or foreign exchange fees you may incur in sending the closing costs or property purchase funds. Note that the seller will be responsible for any intermediary bank fees that may arise.

FH1 Property Development Fund

Your purchase of this share incurs no immediate obligation to the FH1 Property Development Fund, but after the current budget period is up this year, you should expect to pay up to $300 per year towards the fund in order to cover general property maintenance expenses including marking property boundaries, upkeep of the community area and roads, et cetera. The budget for this fund is proposed by any trustee or the project administrator, and approved by all FH1 owners, usually at the end of each year for the following year.

Fruit Haven 1 – the first Fruit Haven!

Buying a share in Fruit Haven 1 is a unique opportunity. Fruit Haven 1 has significant revenue due to having built up various revenue sources over the years. Our dedicated staff manage a hardware store, mechanic repair shop, plant nursery, and various administrative services. We currently re-invest all profits into the operations and maintenance. Not only is there a potential for future dividends, but the Fruit Haven 1 owners pay on average less than the owners of other Fruit Haven properties for their maintenance budget each year, due to our existing revenue.
